What's the difference between FMR and SAFMR?
▼HUD Fair Market Rents (FMR) are typically set at the county level. Small Area FMRs (SAFMR) are set at the ZIP code level. SAFMRs are crucial because they accurately reflect neighborhood-level rental value, allowing higher voucher payments in better neighborhoods.
Can I use this for markets not listed?
▼Yes. The 'Any landlord-friendly market' preset uses standard HUD FMR logic which applies nationwide. You will just need to provide Claude with your local county's FMR data during the chat.
What happens when HUD updates FMRs in October?
▼HUD releases new FMRs every October for the following fiscal year. If you have the Pro tier, you will automatically receive an updated skill file. Starter and Investor users can manually update the numbers in their existing file.
